  • Pitch. A walkable roof and a steep one are different labor entirely. Past a certain pitch the crew needs staging and fall protection, production slows, and the same square footage costs more to cover.
  • Layers. Tearing off one layer is routine. Tearing off two or three doubles or triples the disposal and the labor before a single new shingle goes down.
  • What the tear-off finds. Soft decking, rotted fascia and failed flashing are not visible from the ground and are common on East Tennessee roofs that have taken a decade of humidity. Honest bids carry a decking allowance rather than pretending the deck is perfect.
  • Complexity. Valleys, dormers, chimneys, skylights and multiple roof planes all add cut time and flashing detail. Two roofs with identical square footage can differ substantially on complexity alone.
